For investors

Golf lodging, where the demand already is.

We structure purpose-built golf lodging on and near golf courses, and can co-invest alongside outside capital in each program. The course supplies the golfers. The buildings are designed around how golf groups actually travel.

The thesis

Clubs have the golfers and the land. They lack the beds.

At destination courses and leading private clubs, golfers arrive with nowhere to stay on property. The lodge, where there is one, can book up before the tee sheet does, and the nights go to whatever house is for rent down the road.

01 · The demand is already on site

A lodging program starts next to golfers who are already booking rounds, not with a hotel that has to find its guests.

02 · The land is already there

Clubs hold ground beside the course that earns nothing today. What they lack is a fast, predictable way to build and the capital to pay for it.

03 · A golf asset, not a vacation house

Equal private suites, a real gear room and space to host make a building that golf groups choose, and come back to.

04 · Delivery that stays light

We design, price and coordinate. A manufacturing partner fabricates the engineered steel frame, and a licensed local builder assembles it. We are never the general contractor.

How a program is structured

One property, one program, one company.

Each lodging program sits in its own project-level company. Investors hold an interest in specific buildings on a specific property, not a blind pool, and we can invest alongside them.

The club

Land and golfers

Provides the site through a lease or lot sale, and the guests. Keeps the rounds, food and drink, and events.

The project company

Owns the buildings

Funded by outside investors, with architect.golf able to co-invest alongside them. Earns from the rental income the buildings produce, over a defined hold.

The rental program

Run with the club

Set up with the club to succeed, and sold to the golfers already coming to play. Day to day it can sit with the club, an operator or a managed pool.

Simplified. Ownership, rental arrangements and terms differ by property and are set in each program's own documents.

Two kinds of program

On the club's land, or just down the road.

On club land

Houses, cabins and simulator studios on land beside the course, sized to the property, with a rental program set up with the club. The club brings the site and the golfers; the project company owns the buildings.

Golf rentals near a destination course

At a popular course the lodge books up before the tee sheet does, and the overflow rents whatever house it can find. A cluster built for golf groups, on land within a short drive, rents by the night, often to whole groups booking the whole compound. On land you own, or land bought for it.

Illustrative. We assess the course, the drive times and the land before anything is designed.

Two kinds of capital

Portfolio investors, and golfers who invest where they play.

A repeatable portfolio

One building system, one program shape and one structure, repeated across golf properties wherever they are. Each program can be structured with a defined hold and a planned exit.

Owning a share where you play

For golfers who would rather own part of the lodging at a club they love than rent a house near it. Ask us how a share in a program could work for you.

What we bring to a program

From the first site walk to the rental program.

  • Origination. Relationships with clubs, resorts and developers, wherever the golf is.
  • Design. The Fourball line, or the club's own architect's plans adapted to our steel system.
  • A delivered price. One price per program, modeled to the site before anything is committed.
  • Delivery. Manufacturer and builder coordination through to opening.
  • The rental program. Set up with the club for a strong first season.
  • Structure and capital. The project company, the ownership paths, and co-investment alongside outside capital.
Fourball House vaulted great room

One building system, every format

Programs from a few cabins to a village.

Golf cabins

Multi-suite cabins for groups and member guests. The Fourball Club is the compact model.

Golf houses

Larger homes for longer stays and private ownership, led by the Fourball House.

Golf villages

Clusters of cabins around shared hospitality, built in phases from the same drawings.

Simulator studios

Stand-alone bays for year-round play, at a club or alongside the lodging.

Where we're working

Programs in design and pricing with golf properties today, and no fixed map for where the next one goes. Property names and stages are shared under NDA.

A day trip is one round and a lunch. A stay is the whole club.
